Please sign and return the attached rental agreement as soon as possible together with scanned copies of passports for all guests. Once we receive this and your payment in full, we will provide you with instructions for entry to the property, which is through a secure Lock Box with a unique security code.

This Vacation Rental Agreement (the Agreement) is made by and between: -
Nata and Ross Ferguson (Homeowners) and ................................................................ (Guests)
As per the date last set forth on the signature page of the Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: -
Property: The vacation rental property is located at: 33 Via Magenta, Valeggio Sul Mincio, 37067, Provence of Verona, Italy. The property is fully furnished and includes all items listed in the attached property inventory.
Rental Party: The rental party shall consist of the guests identified in the above confirmation and whose scanned passport photo pages have been provided at the time of booking.
Maximum Occupancy: The maximum number of guests is limited to 4 persons for Casa Magenta Apartment 1 and 6 persons for Casa Magenta Apartments 2 and 3 (including children). An additional charge or 15 Euros in High Season and 10 Euros per person per night for more than 2 guests in Casa Magenta Apartment 1 and 4 guests in Casa Magenta Apartments 2 and 3 will be charged at the time of booking. Any changes to the number of guests notified at the time of booking shall be communicated to the Homeowners at the earliest opportunity.
Term of the Lease: The vacation rental lease begins at 3.00 PM on the day of arrival (Check-in) and ends at 10.00 AM on the day of departure (Check-out). Failure to adhere to the Check-out time may result in an additional late fee set unless a late Check-out is pre- agreed with the Homeowners in advance of the stay.
Rental Rules: All Guest agree to abide by the House Rules (attached to this agreement) at all times while at the property, and shall cause all members of the rental party and anyone else the Guest permits on the property as a Visitor, to abide by the House Rules.
Access: Guests shall allow the Homeowners reasonable access to the property for the purposes of repair, inspection or emergency. The Homeowners shall exercise this right of access in a reasonable manner by giving at least 24 hours notice (unless in the case of an emergency, when immediate access is required).
Security Deposit: A security deposit of 95 Euros is due at the time of booking. This is for security purposes and will be refunded within 3 days of the Check-out date, provided there are no deductions made due to damage caused to the property or furnishings; dirt or other mess requiring excessive cleaning; or any other costs incurred by Homeowners due to Guest’s stay. Should the premises appear dirty or damaged at Check-in, then Guests should inform the Homeowners immediately.
Cancelation Policy: Should a Guest wish to cancel their reservation, their deposit will be refunded in full if the cancellation is made at least 7 days prior to the Check-in date. If the

booking is cancelled within 7 days of the Check-in date, 50% of the rental fee will be refunded.
